First coat application.
Commercial-grade sealer applied by spray or squeegee depending on surface conditions. Material selection based on traffic load, climate exposure, and surface porosity. This coat penetrates and seals the asphalt itself. Cure time: 4 to 8 hours before second coat.
Second coat application.
Second coat applied for wear-layer protection. This is what makes two-coat sealcoating last 2 to 3 years instead of 6 to 12 months. Cure time: 8 to 12 hours before light traffic, 24 hours before full traffic loads.
Final review and quality inspection.
Final walkthrough with property manager or board representative. Photo documentation of completed work. Surface inspection for any imperfections requiring touch-up. Warranty paperwork delivered. Recommended maintenance schedule provided in writing.
