CAPE CORAL COMMERCIAL SEALCOATING
Sealcoating Cape Coral properties right. Done by a contractor that does it right.
Two contractors quote the same Cape Coral parking lot. One bids low and applies a single thin coat. The other applies two coats, fills cracks first, and times the cure correctly. Three years later, one lot needs re-sealcoating already. The other still looks new. The bid difference was 15%. The lifecycle cost difference is 5x. Florida Sealcoat & Striping is the contractor Cape Coral property managers trust to do it right the first time.
Cape Coral commercial sealcoating happens against the largest HOA concentration in SWFL. More master-planned communities, gated developments, and condominium associations operate in Cape Coral than any other city in the region. Cape Coral HOA sealcoating requires phased work that maintains resident driveway access across hundreds or thousands of homes per community. Board approval cycles, capital reserve documentation, and resident communication packages are part of every Cape Coral community proposal. Florida Sealcoat & Striping has structured our Cape Coral execution around this HOA density since 2007.
Cape Coral's 4-quadrant layout affects sealcoating logistics other SWFL cities don't have. SE Cape, NW Cape, SW Cape, and NE Cape each have different traffic patterns, commercial concentration, and access constraints. The Caloosahatchee River divides north and south. Crossing patterns affect material delivery, crew routing, and project scheduling. A retail plaza in SE Cape near Cape Coral Parkway has different logistics than a community in NW Cape off Pine Island Road. We approach Cape Coral projects based on quadrant-specific realities, not a generic Cape Coral template.
Cape Coral canal-adjacent commercial sealcoating has specific considerations. With over 400 miles of canals throughout the city, many commercial properties — especially residential-adjacent retail and HOA amenity buildings — sit near canal systems with Gulf access. Groundwater fluctuation and salt air exposure from canal-adjacent properties accelerate asphalt oxidation. Sealcoating cycles in canal-adjacent commercial properties run tighter — every 24 to 30 months rather than the 30 to 36 month standard for inland properties. Material selection accounts for chloride exposure. These factors are documented in every canal-adjacent Cape Coral proposal.
OUR PROCESS
The two-coat standard. Done right.
Six steps. Every Cape Coral project. Same standard.
Site walk and condition assessment.
We walk the Cape Coral property with you. Every parking area mapped. Surface condition documented. Crack filling needs identified. Repair recommendations included in the written assessment delivered before quoting.
Cleaning and surface preparation.
Power blow surface debris. Treat oil and chemical stains. Pressure wash where conditions require it. Surface prepared to accept sealer and bond properly.
Crack filling and repair.
Hot rubberized crack sealing on every linear foot of pavement crack greater than 1/4 inch. Cold pour patch material for surface depressions. Larger structural repairs addressed separately and noted in the proposal.
First coat application.
Commercial-grade sealer applied by spray or squeegee depending on surface conditions. Material selection based on traffic load, climate exposure, and surface porosity. This coat penetrates and seals the asphalt itself. Cure time: 4 to 8 hours before second coat.
Second coat application.
Second coat applied for wear-layer protection. This is what makes two-coat sealcoating last 2 to 3 years instead of 6 to 12 months. Cure time: 8 to 12 hours before light traffic, 24 hours before full traffic loads.
Final review and quality inspection.
Final walkthrough with property manager or board representative. Photo documentation of completed work. Surface inspection for any imperfections requiring touch-up. Warranty paperwork delivered. Recommended maintenance schedule provided in writing.
