Year 3-5: Structural Breakdown

Water infiltrates the micro-cracks. SWFL's heat creates expansion-contraction cycles that widen them. Vehicle traffic exploits the weakened surface. Potholes start forming. The asphalt base begins to fail. At this point, sealcoating alone can't save it. Larger repairs become necessary.

Year 5-7: Full Replacement Required

Major repairs become economically unviable. Patching and overlay can only delay the inevitable. Full-depth asphalt replacement is required. Year 3-5: Second Cycle With Documentation

Second sealcoating cycle applied at the right interval. Crack filling included. Hot rubberized sealant on every linear foot of pavement crack greater than 1/4 inch. Base asphalt still structurally sound. Capital reserve documentation delivered for HOA boards. Property continues to look new. No structural issues developing.

Year 15-20: FSS Sealcoating Still Working

Site walk and condition assessment.

We walk the property with you. Map every section. Document condition with photos. Identify repair needs. Test surface penetration if conditions warrant. Written assessment delivered before quoting — including expected pavement life and recommended maintenance schedule.

Cleaning and surface preparation.

Power blow surface debris. Treat oil and chemical stains (oil-soaked asphalt won't accept sealer). Pressure wash where conditions require it. Vegetation removal from cracks and edges. Surface inspection for hidden damage.

Crack filling and repair.

Hot rubberized crack sealing on every linear foot of pavement crack greater than 1/4 inch. Cold pour patch material for surface depressions. Larger structural repairs (full-depth patches, settling repairs) addressed separately and noted in the proposal.

First coat application.

Commercial-grade coal tar or asphalt emulsion sealer applied by spray or squeegee depending on surface conditions. Material selection based on traffic load, climate exposure, and surface porosity. This coat penetrates micro-pores and seals the asphalt itself. Cure time: 4 to 8 hours.

Second coat application.

Second coat applied for wear-layer protection. This is what makes two-coat sealcoating last 2 to 3 years instead of 6 to 12 months. Industry standard is one coat. Our standard is two. Cure time: 8 to 12 hours before light traffic, 24 hours before heavy traffic and parking.

Final review and quality inspection.

Final walkthrough with property manager or board representative. Photo documentation of completed work. Surface inspection for any imperfections requiring touch-up. Warranty paperwork delivered. Recommended maintenance schedule provided in writing — including the right interval for your specific property type and traffic load.

Every 2 to 3 years in Southwest Florida's climate. First sealcoating goes on 6 to 12 months after new asphalt installation. After that, the 2 to 3 year cycle extends asphalt structural life 3 to 5x compared to neglected lots.

One coat penetrates and seals. Two coats add the wear layer that takes daily abuse. One-coat fails within 6 to 12 months in SWFL. Two-coat lasts 2 to 3 years. Industry standard is one. The Florida Sealcoat & Striping standard is two.

Late October through early May offers the most reliable conditions. Daytime temperatures need to stay above 50 degrees, surface above 60 degrees, no rain expected for 24 to 48 hours. Summer applications are possible with careful weather monitoring.
