THE CASE FOR SEALCOATING
Sealcoating done right saves you from paving done expensive. And from re-sealcoating in 6 to 12 months.
Two contractors quote the same parking lot. One bids low and applies a single thin coat. The other applies two coats, fills cracks first, and times the cure correctly. Three years later, one lot needs re-sealcoating already. The other still looks new. The bid difference was 15%. The lifecycle cost difference is 5x. Here's what's actually happening to your asphalt and why our two-coat standard matters.
Asphalt Without Protection
What happens in SWFL climate
Year 1-2: Surface Oxidation
UV exposure breaks down petroleum binders. The surface goes from black to gray to white. Micro-cracks form. Color fades. The asphalt is still structurally sound but it's losing its protective surface oils faster than nature replaces them. The window to prevent this is closing.
Year 3-5: Structural Breakdown
Water infiltrates the micro-cracks. SWFL's heat creates expansion-contraction cycles that widen them. Vehicle traffic exploits the weakened surface. Potholes start forming. The asphalt base begins to fail. At this point, sealcoating alone can't save it. Larger repairs become necessary.
Year 5-7: Full Replacement Required
Major repairs become economically unviable. Patching and overlay can only delay the inevitable. Full-depth asphalt replacement is required. The cost is 5 to 10 times what a proper sealcoating maintenance cycle would have been. The original contractor who quoted low won the job. You paid for it twice.
Asphalt With Two-Coat FSS Protection
What 17 years of SWFL sealcoating taught us
Year 1-2: First FSS Sealcoating Cycle
First two-coat sealcoating applied 6 to 12 months after asphalt installation. We apply two coats every project — one to seal, one for wear protection. Surface oils trapped underneath. UV blocked by the wear layer. Water infiltration prevented. Color stays rich black. Property reads as well-maintained. Most contractors apply one coat. We apply two. Every job.
Year 3-5: Second Cycle With Documentation
Second sealcoating cycle applied at the right interval. Crack filling included. Hot rubberized sealant on every linear foot of pavement crack greater than 1/4 inch. Base asphalt still structurally sound. Capital reserve documentation delivered for HOA boards. Property continues to look new. No structural issues developing.
Year 15-20: FSS Sealcoating Still Working
With consistent 2 to 3 year FSS cycles, the original asphalt base remains structurally intact 15 to 20 years later. Full replacement gets pushed back from year 7 to year 20+. The math becomes obvious to your board. Your bidding contractor in year 1 cost you 15% less. Your FSS contract over 17 years saved you the cost of an entire new parking lot.

DECISION FRAMEWORK
Should you sealcoat this year?
Most property managers ask 'do we need to sealcoat?' too often or not often enough. Here's a simple framework that works for 95% of commercial properties in SWFL.
How old is your asphalt?
OUR PROCESS
The two-coat standard. Built for SWFL.
Six steps. Every project. Same standard across 50+ SWFL cities.
Site walk and condition assessment.
We walk the property with you. Map every section. Document condition with photos. Identify repair needs. Test surface penetration if conditions warrant. Written assessment delivered before quoting — including expected pavement life and recommended maintenance schedule.
Cleaning and surface preparation.
Power blow surface debris. Treat oil and chemical stains (oil-soaked asphalt won't accept sealer). Pressure wash where conditions require it. Vegetation removal from cracks and edges. Surface inspection for hidden damage.
Crack filling and repair.
Hot rubberized crack sealing on every linear foot of pavement crack greater than 1/4 inch. Cold pour patch material for surface depressions. Larger structural repairs (full-depth patches, settling repairs) addressed separately and noted in the proposal.
First coat application.
Commercial-grade coal tar or asphalt emulsion sealer applied by spray or squeegee depending on surface conditions. Material selection based on traffic load, climate exposure, and surface porosity. This coat penetrates micro-pores and seals the asphalt itself. Cure time: 4 to 8 hours.
Second coat application.
Second coat applied for wear-layer protection. This is what makes two-coat sealcoating last 2 to 3 years instead of 6 to 12 months. Industry standard is one coat. Our standard is two. Cure time: 8 to 12 hours before light traffic, 24 hours before heavy traffic and parking.
Final review and quality inspection.
Final walkthrough with property manager or board representative. Photo documentation of completed work. Surface inspection for any imperfections requiring touch-up. Warranty paperwork delivered. Recommended maintenance schedule provided in writing — including the right interval for your specific property type and traffic load.

WHY FSS DIFFERENT
Four standards that don't change.
Two-coat standard.
Industry standard is one coat. We apply two on every commercial sealcoating project — every job, every time. The first coat seals. The second coat takes the wear. This is what makes our sealcoating last 2 to 3 years instead of 6 to 12 months.
SWFL climate expertise.
Cape Coral salt air, Fort Myers summer storms, Naples coastal humidity. Seventeen years of climate-specific application timing, material selection, and cure-time management. We don't apply sealer the same way in February as we do in October.
HOA-friendly scheduling.
Phased section work. Night and weekend availability. Resident communication packages including door hangers and email templates. Most communities don't lose access for more than 24 to 48 hours during a sealcoating project.
Documented warranty.
Every commercial sealcoating project comes with written workmanship warranty terms delivered at project close. Photo documentation. Property condition reports for capital reserve studies. Records you can hand to the next property manager.
